The United Methodist Retirement Community at Givens Estates in Asheville, North Carolina is planning to construct a five-story, 300,000 square foot (sf) independent living apartment building, 59 cottages, and a new perimeter roadway on an approximate 187-acre site located east of NC 25A/Sweeten Creek Road in Buncombe County, approximately seven miles south of Asheville, North Carolina. Two wetland areas and two perennial streams are located in the project area, along with two intermittent and three constructed ponds. The impacts to aquatic ecosystems for this project were 670 lineal feet. The mitigation was conducted to compensate for the impacts from the construction of a new retirement housing facility. Sensitive measures were taken on this project due to the classification of trout waters. This project is a Rosgen priority one restoration in which we relocated the channel back up and onto its original floodplain. The streambed was armored with 75 tons of native cobble stone. The thalwag was relocated to improve storm flow capacity and to protect eroding streambanks. A series of rock vein structures were constructed to transition the new channel to the existing grade and to dissipate energy.
